Brief Notes & Requirements
  • All tenants must be insured in their own name, and at their own cost, for the industry standard of minimum $1,000,000.00 per occurance.
  • A security deposit is required at the signing of the lease.
  • Electricity supplied to tenants must be within normal needs with a maximum of 30 amps. Higher current available upon request.
  • Tenants pay a fixed monthly surcharge for each A/C unit, during the summer months.
  • If the Term exceeds one year, the Monthly Gross Rent for the next year will be increased by a percentage that will be equal to the increase in the Consumer Price Index (CPI) for the Montreal area in the previous 12 months as determined by Statistics Canada.
  • The number of vehicle parking spaces is not unlimited. Restrictions apply per loft.
